GIFT IN CONSIDERATION OF MARRIAGE

THIS DEED of settlement is made at Delhi on this 6th day of June 2025, between Mr. Arvind Mehra, son of Late Mr. Baldev Mehra, resident of LandMarq Conveyancing and Legal, Lendi Baugh Complex, Near Sub-Registrar Office, Kurnool – 518 003, (hereinafter called “the Settlor”) of the ONE PART
AND
Mr. Rohan Malhotra, son of Mr. Rajesh Malhotra, resident of 112, Rosewood Apartments, Sector 21, Gurugram – 122016 (hereinafter called “the Beneficiary”) of the OTHER PART.

WHEREAS the Settlor is the exclusive owner of the property, more particularly described in the Schedule hereinafter called “the said property”.

AND WHEREAS at the request of the Settlor, the Beneficiary has agreed to marry the daughter of the Settlor Kumari Shruti Mehra on 10th August 2025 according to Hindu rites.

NOW THIS DEED WITNESSETH AS FOLLOWS:

  1. That in consideration of the said marriage, the Settlor hereby transfers, conveys, grants and assures unto and to the use of the Beneficiary all that property more particularly described in the Schedule hereto to hold the same to the Beneficiary as absolute owner, subject to the following conditions.
  2. That the Beneficiary hereby covenants with the Settlor that on failure of the said marriage, the Beneficiary shall reconvey the said property to the Settlor at his own costs.
  3. That the physical possession of the said property has been delivered by the Settlor to the Beneficiary.
  4. That the estimated value of the property hereby transferred is ₹85,00,000 (Rupees Eighty-Five Lakhs Only).

THE SCHEDULE ABOVE REFERRED TO

All that residential flat bearing No. B-204, located on the 2nd Floor, Blossom Residency, Plot No. 51, Dwarka Sector 11, New Delhi – 110075, admeasuring 1450 sq. ft. (Super Area), with one car parking and rights in common areas and facilities of the building.

Boundaries:

  • East – Internal society road
  • West – Flat B-203
  • North – Society park
  • South – Main road to Sector 11 Market

IN WITNESS WHEREOF, the parties have set their hands to this on the day and year first above mentioned.
