AGREEMENT FOR RENT

This Rent Agreement is made at Allahabad on this 15th day of June, 2025

BETWEEN

Shri Rajesh Kumar Singh, S/o Late Shri Ram Singh, R/o 123, Civil Lines, Allahabad, hereinafter referred to as the “Landlord” (First Party),

AND

Shri Vikram Patel, S/o Late Shri Anil Patel, R/o 45, Rajapur Colony, Allahabad, engaged as Owner of Kesarwani Hardware, 89, Market Road, Rajapur, Allahabad, hereinafter referred to as the “Tenant” (Second Party).

WHEREAS

  • The First Party is the absolute owner of House No. 439, Rajapur, Near Post Office, Rajapur, Allahabad (hereinafter referred to as the Premises) and is fully entitled to deal with the property as deemed fit.
  • The Second Party is interested in taking the said Premises on rent for a period of eleven (11) months starting from 01 / 07 / 2025.

NOW THIS AGREEMENT WITNESSETH AS FOLLOWS:

  1. Possession
    The First Party shall deliver possession of the Premises, House No. 439, Rajapur, Near Post Office, Rajapur, Allahabad, to the Second Party for a period of 11 (eleven) months from 01 / 07 / 2025 to 31 / 05 / 2026.
  2. Renewal
    This agreement may be renewed for another term of 11 months by a separate written agreement mutually agreed upon by both parties.
  3. Rent Increase
    After every five years, the rent shall increase by 10% over the last rent paid.
  4. Renewal Notice
    Any renewal agreement must be executed at least 15 days before the expiry of this agreement.
  5. Rent and Payment Terms
    The Tenant shall pay a monthly rent of Rs. 2,500/- (Rupees Two Thousand Five Hundred only), payable in advance on or before the 10th of every month, starting from 01 / 07 / 2025. Rent payments are subject to deduction of tax at source as per Section 194-I of the Income Tax Act, 1961.
  6. Default and Termination
    If the Tenant fails to pay rent for two (2) consecutive months, the Landlord has the right to terminate this agreement without prior notice.
  7. Holding Over and Penalty
    If the Tenant does not vacate the Premises upon expiry of the term, they shall not be entitled to remain and shall be liable to pay a penalty rent at least double the agreed rent until vacant possession is peacefully handed over to the Landlord.
  8. Utilities and Maintenance
    The Tenant shall bear all charges for electricity, power, light, and building maintenance as per bills.
