THIS DEED OF ASSIGNMENT is executed between Sri Ramesh Chandra, S/o Gopal Das, R/o H.No. 24-7, Gandhi Nagar, Hyderabad – 500080, (hereinafter called the Vendor) and Sri Anand Babu, S/o K. Srinivasulu, R/o
LandMark Consultancy Services, Lendi Baugh Complex, Near Sub-Registrar Office, Kurnool – 518003
(hereinafter called the Purchaser) on this 2nd day of June, 2025 at Kurnool.
THIS DEED WITNESSETH AS FOLLOWS:
That under the lease deed dated 15th March 2020 made between the aforementioned parties, the leased premises, more precisely described in the Schedule hereto, were demised to the Vendor for a period of 15 years commencing from 15th March 2020, at the yearly rent of Rs. 1,20,000, and subject to the covenants by the lessee and the conditions therein stated.
That, upon the Vendor’s desire to sell the premises for a total consideration of Rs. 6,50,000/- (Rupees Six Lakhs Fifty Thousand only), the Purchaser has agreed to purchase the same at the aforesaid price for the remaining term of the lease, free from all encumbrances and charges.
That as per the terms of this agreement and for the sale consideration of Rs. 6,50,000/-, the receipt of which is hereby acknowledged by the Vendor, the Vendor does hereby assign unto the Purchaser all the premises demised by the said lease dated 15th March 2020, to hold unto the Purchaser for the remaining term of the lease, at the same rent and subject to the covenants of the lessee and the conditions in the lease reserved and contained, to be duly paid, performed, and observed.
The Purchaser hereby agrees that he and his successors in title shall not default in the payment of rent under the lease and shall perform and observe all covenants under the lease deed dated 15th March 2020, and conditions therein contained, and shall make good and compensate the Vendor and his estate against all claims, actions, and proceedings arising due to any default in payment of rent or breach of said covenants and conditions.
SCHEDULE OF PROPERTY
One single-storey commercial unit measuring 650 sq. ft., located at Plot No. 47-B, Industrial Estate, Kallur, Kurnool – 518003, under lease vide lease deed dated 15th March 2020, currently in operational condition with electricity and water connections. The structure is built with cement concrete and comprises a hall, a small storage room, and an attached toilet facility.
