THIS DEED OF CONVEYANCE is executed between Sri Rajeev Varma, S/o Late Pratap Varma, R/o H.No. 5-8-12, Malkajgiri, Hyderabad – 500047
(hereinafter called the Vendors)
and
Sri Anand Babu, S/o K. Srinivasulu, R/o LandMark Consultancy Services, Lendi Baugh Complex, Near Sub Registrar Office, Kurnool – 518003
(hereinafter called the Purchaser)
on this 2nd day of June, 2025 at Kurnool.
THIS DEED WITNESSETH AS FOLLOWS:
That Sri Pratap Varma, S/o Late Raghunath Varma, R/o Hyderabad (since deceased), executed a Will dated 12th April 2018, and appointed Sri Rajeev Varma, S/o Pratap Varma, R/o Hyderabad, and Sri Manoj Deshmukh, S/o Suraj Deshmukh, R/o Secunderabad, to be the executors of the said Will and devised the premises mentioned in the Schedule hereto unto the vendors upon trust for sale.
That both the above-named executors of the Will duly obtained probate of the said Will from the Hon’ble District Court, Hyderabad on 20th June 2018.
That the said executors gave their written consent on 1st July 2018 to vest the said premises in the vendors, upon trust for sale.
That the said vendors, acting in their capacity as trustees under the Will, have agreed with the Purchaser to sell the said premises for a total consideration of Rs. 18,00,000/- (Rupees Eighteen Lakhs only), subject to the terms and conditions hereinafter mentioned.
That in pursuance of the aforesaid agreement and in consideration of the said sum of Rs. 18,00,000/- (Rupees Eighteen Lakhs only), paid by the Purchaser to the Vendors (receipt of which is hereby acknowledged), the Vendors, as trustees, hereby transfer unto the Purchaser, his heirs, legal representatives and assigns, absolutely and forever, the property described in the Schedule hereto, except and reserving unto the Vendors and other adjacent property owners, full and free right and liberty at all times, by day or night, and for all purposes, with or without horses, carts, vehicles, cattle or other animals, to go, pass and repass along and over the strip of land or pathway shown in the plan annexed hereto and marked with dotted green lines, as right of way.
That the Purchaser and his legal representatives shall at all times have the right to inspect and obtain certified copies of the documents listed in the Document Schedule from the Vendors at reasonable hours, upon written request and payment of nominal charges.
SCHEDULE OF THE PROPERTY
One Residential Plot with single-storey structure, bearing Municipal No. 15-2-34, situated at Ashok Nagar, Kurnool – 518003, admeasuring 200 square yards, comprising:
- One hall,
- Two bedrooms,
- Kitchen,
- One bathroom and latrine,
- Compound wall with gate.
Boundaries:
- East – 30 ft. Municipal Road
- West – Property of Sri G. Subramaniam
- North – Vacant Land of Sri Basha Yadav
- South – Drainage Canal
The attached layout plan forms part of this deed and the right of way over the dotted green line is retained by the Vendors.
