This DEED OF CANCELLATION is executed at Allahabad on this the 3rd day of June 2025 by Mr. Naseeruddin Khan s/o Late Shri Moinuddin Khan residing at House No. 42/3, G.T.B. Nagar, Kareli, Allahabad – 211016 hereinafter referred to as the FIRST PART of the one part which expression shall mean and include his heirs, successors, legal representatives and assigns etc.,
TO AND IN FAVOUR OF UNITY PUBLIC SCHOOL through Dr. Syed Haider Abbas, Secretary/Manager s/o Shri Syed Raza Abbas residing at Unity Public School, Run under Imamia Educational Society (Regd.), A-Block, G.T.B. Nagar, near Bank of Baroda, Kareli, Allahabad – 211016 and having their registered office at LandMark Consultancy Services, Lendi Baugh Complex, Near Sub-Registrar Office, Kurnool – 518003, hereinafter referred to as party of the SECOND PART which term shall mean and include his heirs, successors, legal representatives and assigns.
WHEREAS the party of the FIRST PART has executed a sale deed dated 13.09.2005 in favour of the Party of the SECOND PART conveying the property more fully described in the Schedule hereunder for a consideration of Rs. ₹6,47,362/- (calculated as 540.67 Sq. Mtrs. × ₹1196 per Sq. Mtr.) and the said sale deed was registered as Document No. 3846 of Year 2005 of Book 1 Volume I filed at pages 464 to 252 on the file of the Sub Registrar, (hereinafter referred as the “Principal Deed”).
WHEREAS even though the Principal Deed is executed in favour of the Second Part, the possession of the property more fully described in the Schedule hereunder remains exclusively with the First Part alone due to non payment of consideration amount by the Second Part to the First Part.
NOW THIS INDENTURE OF CANCELLATION WITNESSETH AS FOLLOWS:
THAT the Party of the FIRST PART AND SECOND PART hereby cancel the PRINCIPAL DEED dated 13.09.2005 and registered as Document No. 3846 of Year 2005 of Book 1 volume I filed at pages 464 to 252 on file of the Sub Registrar.
