This Deed of Gift is made at Mumbai this 6th day of June, 2025, between Mr. Ramesh Verma, son of Late Mr. Harish Verma, residing at LandMarq Conveyancing and Legal, Lendi Baugh Complex, Near Sub-Registrar Office, Kurnool – 518 003 (hereinafter referred to as “the Donor”) of the One Part;
AND
(1) Mrs. Sunita Verma, wife of the Donor, residing at the same address; and
(2) Mr. Arjun Mehta, nephew of the Donor, residing at 14, Green Valley, Pune
(hereinafter referred to as “the Donees”) of the Other Part.
WHEREAS
- The Donor is the absolute owner of the immovable property consisting of land and building situated at Plot No. 110, Sunrise Avenue, Juhu, Mumbai, more particularly described in the Schedule hereunder written.
- Mrs. Sunita Verma, one of the Donees, is the wife of the Donor and Mr. Arjun Mehta is the nephew of the Donor.
- The Donor has no children, and out of natural love and affection, wishes to gift the said property to the Donees, subject to conditions stated herein.
- The market value of the said property is estimated to be ₹1,50,00,000/- (Rupees One Crore Fifty Lakhs Only).
NOW THIS DEED WITNESSETH AS FOLLOWS:
- The Donor hereby gifts, transfers and conveys the said property described in the Schedule, along with all rights, liberties, easements, and advantages appurtenant thereto, to the Donees as tenants-in-common in equal shares, subject to the following conditions:
- That Mrs. Sunita Verma shall retain rights of possession and enjoyment of the property during her lifetime.
- The property shall not be sold or mortgaged during the lifetime of Mrs. Sunita Verma.
- In the event that Mrs. Sunita Verma dies without any issue, the entire property shall devolve upon Mr. Arjun Mehta absolutely, including rights, title, and interest therein.
- The Donor covenants that:
- He has full power and authority to gift the said property.
- The Donees shall peacefully enjoy the gifted property, free from any claim by the Donor or any other person claiming through or under him.
- The property is free from all encumbrances.
- He shall execute any further documents required for perfecting the title of the Donees.
THE SCHEDULE ABOVE REFERRED TO
All that piece and parcel of land and building situated at Plot No. 110, Sunrise Avenue, Juhu, Mumbai – 400049, admeasuring 4000 sq. ft., with a two-storey residential building constructed thereon bearing House No. 110, standing in the name of the Donor in the municipal and revenue records of Mumbai Municipal Corporation, bounded as follows:
- North: Property of Mr. Ravi Sinha
- South: Municipal Road
- East: Vacant Plot No. 111
- West: House of Mr. A. Fernandes
