DEED OF CONVEYANCE OF FREEHOLD PROPERTY

    THIS SALE DEED is made and executed by Shri Imran Ali, S/o Shri Mujeeb Ali, resident of 45A, G.T.B. Nagar, Kareli, Allahabad (hereinafter referred to as the Vendor) in favour of Shri Rehan Khan, S/o Shri Arshad Khan, resident of 22B, Civil Lines, Allahabad (hereinafter referred to as the Purchaser) on this 2nd day of June, 2025 at Allahabad.

WHEREAS:

  1. The Vendor is the sole and absolute owner in possession of the immovable property more fully described in the Schedule hereunder written.
  2. The Vendor has agreed to sell, transfer, and convey the said property to the Purchaser for a total consideration of Rs. 28,00,000/- (Rupees Twenty-Eight Lakhs Only), out of which an amount of Rs. 5,00,000/- (Rupees Five Lakhs Only) has already been paid to the Vendor as earnest money on 10th May, 2025, and the balance is being paid at the time of execution and registration of this deed.
  3. The Purchaser having requested, the Vendor hereby executes this Deed of Sale to convey the said property in favour of the Purchaser.

NOW THIS DEED WITNESSETH AS UNDER:

In pursuance of the aforesaid agreement and in consideration of a sum of Rs. 28,00,000/-, out of which Rs. 5,00,000/- has been paid earlier and the balance Rs. 23,00,000/- is being paid today at the time of registration, the receipt of which is hereby acknowledged in full by the Vendor, the Vendor does hereby sell, convey, transfer and assign unto the Purchaser the property described in the Schedule below along with all rights, interests, and privileges attached thereto.

TO HAVE AND TO HOLD the said property unto the Purchaser absolutely and forever, free from all encumbrances and claims, subject to payment of all government dues, taxes, charges and levies as applicable from the date of this deed.

THE VENDOR HEREBY DECLARES AND COVENANTS THAT:

  1. He is the absolute and lawful owner in possession of the said property, having full rights, authority, and clear title to transfer and alienate the same.
  2. The Purchaser shall henceforth peacefully hold and enjoy the said property without any interruption, claim, or objection from the Vendor or any person claiming through or under him.
  3. The property is free from all charges, encumbrances, mortgages, liens, litigation, or disputes of any kind. The Vendor indemnifies the Purchaser against all past and future claims.
  4. The Vendor and any person claiming through him shall at any time, at the request and cost of the Purchaser, execute any further documents necessary to confirm the Purchaser’s title to the said property.

This property is an open corner plot, originally allotted by U.P. Awas Vikas Parishad, and owned by the Vendor through a registered Sale Deed dated 13th September, 2005.
