THIS DEED OF GIFT is made on this 10th day of June, 2025, between Mr. Arvind Mehta, S/o Late Shri Kishan Mehta, R/o LandMark Consultancy Services, Lendi Baugh Complex, Near Sub-Registrar Office, Kurnool – 518 003, (hereinafter referred to as the “Donor”), and Mr. Nikhil Sharma, S/o Shri Rajendra Sharma, R/o 88 Sunrise Avenue, Bhopal, Madhya Pradesh (hereinafter referred to as the “Donee”).
WHEREAS, the Donor is the absolute owner in possession of the property more fully described in the Schedule annexed hereto, valued presently at Rs. 75,00,000 (Rupees Seventy-Five Lakhs only).
AND WHEREAS, the Donor, out of natural love and affection for the Donee, his cousin, who has lived with him since childhood, is desirous of transferring the said property by way of gift.
NOW THIS DEED OF GIFT WITNESSETH AS FOLLOWS:
- That the Donor, out of his natural love and affection and of his own free will, without any coercion, force, or undue influence and in full control of his mental faculties, does hereby give, transfer, and convey absolutely and forever the immovable property described in the Schedule hereto, together with all profits, advantages, privileges, and appurtenances attached thereto, unto the said Donee.
- That the property is transferred free of any encumbrances, claims, or disputes, and the Donor assures that he has full authority to make this gift and that the Donee shall enjoy full and peaceful possession and ownership of the said property.
