DEED OF RATIFICATION

This DEED OF RATIFICATION executed at Allahabad this the 3rd day of June 2025 by Mr. Naseeruddin Khan, hereinafter called and referred to as the PARTY OF THE FIRST PART;

AND

UNITY PUBLIC SCHOOL through Dr. Syed Haider Abbas, Secretary/Manager, having their registered office at LandMark Consultancy Services, Lendi Baugh Complex, Near Sub-Registrar Office, Kurnool – 518003, hereinafter called and referred to as the PARTY OF THE SECOND PART.

The terms Party of the First Part and Party of the Second Part shall mean and include all their respective heirs, executors, administrators, legal representatives, etc., wherever the context so admits and includes and assigns.

WHEREAS by virtue of Sale Deed dated 13.09.2005 and registered as Document No. 3846 of Year 2005 in the office of the Sub Registrar, Allahabad, executed by the original vendors, in respect of the Schedule mentioned property in which the Party of the First Part figures as purchaser in the above Sale Deed.

WHEREAS the Party of the First Part has later realized after due verification that the vendors under the above said Sale Deed had themselves not possessed any title and did not have any enjoyment and possession in respect of the Schedule mentioned property and in turn the Party of the First Part has got no right, title, or interest over the Schedule mentioned property, even though the said Sale Deed was executed in his favour. Hence, the Party of the First Part has not derived any valid title to the Schedule mentioned property.

WHEREAS the Party of the Second Part has purchased the Schedule mentioned property from the original/lawful title holder (Name not specified – assume valid title transfer) by virtue of Sale Deed dated (insert actual second deed date) and registered as Document No. (insert second deed number) of (year) in the office of the Sub Registrar, Allahabad.

WHEREAS after mutual discussions, the Party of the First Part has agreed to ratify the Sale Deed dated (insert second deed date) in the office of the Sub Registrar, Allahabad, in favour of the Party of the Second Part.

NOW THIS DEED OF RATIFICATION OF SALE DEED WITNESSETH THAT:

In pursuance of the above, the Party of the First Part hereby ratifies and accepts the title and possession of the Schedule mentioned property, which has been purchased by virtue of the Sale Deed dated (insert second deed date) and registered as Document No. (insert second deed number) in the Office of the Sub Registrar, Allahabad, in favour of the Party of the Second Part, and affirms the facts as correct as stated in the Sale Deed dated (insert second deed date) and registered as Document No. (insert second deed number) in the office of the Joint Sub Registrar, Allahabad, in favour of the Party of the Second Part.

The Party of the First Part has not received any consideration to execute this Ratification Deed.
