SALE DEED FORM

THIS DEED OF SALE CERTIFICATE is made on this 3rd day of June, 2025

BETWEEN:

In pursuance of the Sale Certificate executed by the Authorized Officer, Chief Manager, Allahabad Bank, Katra Branch, Allahabad, under the powers conferred by Section 13 read with Rule 12 of the Security Interest (Enforcement) Rules, 2002, on 28th March 2009, in favour of:

Shri Naseeruddin Khan, S/o Shri Moinuddin Khan, R/o House No. 42/3, G.T.B. Nagar, Kareli, Pargana & Tehsil Sadar, District Allahabad — hereinafter referred to as the VENDEE, regarding the auction sale of mortgaged property belonging to:

Shri Rafiq Ahmad, S/o Shri Usman Ahmad, C/o 103/12, Colonelganj, Allahabad — hereinafter referred to as the BORROWER, being part of Arazi Plot No. 279 situated at Village Mau Aima, Pargana and Tehsil Sadar, District Allahabad, measuring 30 x 40 Sq. Yards = 100.33 Sq. Mtrs., including unfinished construction over the said land.

The sale price was ₹6,20,000/- (Rupees Six Lakhs Twenty Thousand only), fully paid in cash by the Vendee.

NOW THIS DEED WITNESSETH:

That in consideration of the full sale price of ₹6,20,000/- received from the Vendee, the Authorized Officer of Allahabad Bank hereby conveys, transfers, and confirms all rights, title, and interest in the said property in favour of the Vendee.

That if, due to any defect in the title of the Vendor (Bank through Authorized Officer), the vended property either wholly or partly goes out of the Vendee’s possession, then the Vendee shall be entitled to claim appropriate legal remedy or compensation from the Vendor as per law.
