This Sale-Deed is executed on this 15th day of June in the year 2025 between:
Nagar Nigam, Allahabad, through its Assistant Tax Superintendent (Nazul), Mr. Ramesh Kumar, aged 52 years, occupation: Government Officer, R/o Allahabad (hereinafter called the “Vendor,” which expression shall include his successors, executors, administrators, and assigns);
and
Mr. Rajesh Verma, S/o Shri Mahesh Verma, aged 38 years, occupation: Consultant, R/o LandMark Consultancy Services, Lendi Baugh Complex, Near Sub-Registrar Office, Kurnool – 518 003 (hereinafter called the “Vendee,” which expression shall include his heirs, successors, executors, administrators, and assigns).
WHEREAS the Vendor is the lawful owner and possessor of the property more fully described in the Schedule annexed hereto and has a good and marketable title to the said property as an absolute and indefeasible estate, free from all encumbrances.
AND WHEREAS the Vendor has agreed to sell and the Vendee has agreed to purchase the said property for a total consideration of Rs. 12,00,000 (Rupees Twelve Lakhs only).
AND WHEREAS pursuant to the agreement executed between the parties on the 1st day of May, 2025, the Vendee has paid the entire sale consideration of Rs. 12,00,000 (Rupees Twelve Lakhs only) to the Vendor, which the Vendor hereby acknowledges.
NOW THIS DEED WITNESSETH that in pursuance of the said agreement and in consideration of the aforesaid sum paid by the Vendee to the Vendor, the Vendor, being the beneficial owner of the property described in the Schedule hereto, does hereby grant, convey, transfer, and assign unto the Vendee all rights, title, and interest in the said property absolutely and forever, free from all encumbrances, attachments, or defects in title.
The Vendor hereby exonerates and releases all claims and rights over the said property and covenants that the Vendee shall hold the same peacefully and quietly without any interruption, hindrance, or disturbance by the Vendor or any person claiming through or under him.
The Vendor further agrees to indemnify the Vendee against any loss, damage, or expenses suffered by reason of any defect in the title of the Vendor or breach of any covenant herein contained.
IN WITNESS WHEREOF, the parties have set their hands on this 15th day of June, 2025, at Allahabad in the presence of the undersigned witnesses.

Quarters No. 9 and 10, Newada Housing Scheme, Nasibpur Bakhtiyara, Allahabad, constructed on Nazul Land measuring 120 square meters, bounded as follows:
- North: Pakka Road
- South: Lane
- East: Quarter No. 11
- West: Quarter No. 8
