THIS DEED OF GIFT made on this 6th day of June, 2025, between Mr. Ramesh Prasad, aged 68 years, son of Late Sh. Harish Prasad, resident of LandMarq Conveyancing and Legal, Lendi Baugh Complex, Near Sub-Registrar Office, Kurnool – 518 003, (hereinafter called “the Donor”) of the one part
AND
Mr. Amit Prasad, aged 34 years, son of Sh. Mahesh Prasad, resident of Flat No. 405, Palm Residency, Sector 75, Noida – 201301 (hereinafter called “the Donee”) of the other part.
WHEREAS the Donor is the absolute owner in possession of the house situated at H.No. 12, Green Park Extension, New Delhi – 110016, more specifically described in the Schedule hereto.
AND WHEREAS the Donor has no issue, and the Donee is the nephew of the Donor and has been under his care and affection, and the Donor is desirous of making a gift of the said house to the Donee.
NOW THEREFORE THIS DEED WITNESSETH AS FOLLOWS:
- That in consideration of natural love and affection of the Donor for the Donee, the Donor hereby voluntarily transfers to the Donee, free from all encumbrances whatsoever, all rights, title, and interest in the said house, along with all rights of easement and privileges appurtenant thereto, TO HOLD the same unto the Donee absolutely and forever.
- That the Donor or his heirs, executors, or legal representatives shall have no right, title, claim, or interest in the said house hereafter.
- That the Donee hereby accepts the said gift and transfer made by the Donor.
- That the value of the said house is Rupees Five Lakhs only (Rs. 5,00,000/-).
THE SCHEDULE ABOVE REFERRED TO
All that piece and parcel of the residential property bearing House No. 12, Green Park Extension, New Delhi – 110016, built on freehold land measuring approximately 160 square yards, together with all the structures, fittings, fixtures, and rights thereto.
IN WITNESS WHEREOF, the parties hereto have signed this deed in the presence of the witnesses on the date and year first hereinabove written.
