SALE DEED OF A PLOT

             This sale deed is made on this 15th day of June, 2025 by Rajesh Verma, S/o Shri Mahesh Verma, resident of Lendi Baugh Complex, Near Sub-Registrar Office, Kurnool – 518 003, (hereinafter referred to as the First Party/Seller) in favour of UNITY PUBLIC SCHOOL, run under IMAMIA EDUCATIONAL SOCIETY, Regd. A-Block, G.T.B. Nagar near Bank of Baroda, Kareli, Allahabad through its Secretary/Manager Dr. Anil Sharma, R/o LandMark Consultancy Services, Lendi Baugh Complex, Near Sub-Registrar Office, Kurnool – 518 003, Allahabad city (hereinafter referred to as the Second Party/Purchaser).

That this Plot No. 1068A, G.T.B. Nagar, Kareli has been allotted by U.P. Awas Vikas Board, Allahabad, whose Lease Deed No. 3846, Sr. No. 943, Page No. 464/252, dated 12.01.1987 in the office of Registrar Sadar, Allahabad.

The First Party, after depositing the balance payment into the account of Awas Vikas Board, has done the registry by their name on the date of 13.09.2005, which has been registered in the office of Assistant Registrar, Sadar, Allahabad. The First Party’s name has also been recorded in the register of Nagar Nigam, and the same Plot No. 1068 and 1068-A has been allotted from there as well.

Whereas the First Party/Seller is in acute need of money for personal requirements and has no other source except the sale of the Plot. This Plot is free from all disputes, encumbrances, mortgages, securities, and guarantees. The Second Party/Purchaser is willing and ready to purchase the same.

The sale consideration agreed upon is Rs. 12,00,000 (Rupees Twelve Lakhs Only). The First Party has sold 540.67 Sq. Mtrs. of land, which is at the corner of the south side, shown in red color on the attached map of Plot No. 1068 and 1068-A, G.T.B. Nagar, Kareli, Allahabad.

There are no constructions on the said land; it is open land and is sold to Unity Public School, run under Imamia Educational Society, A-Block, G.T.B. Nagar near Bank of Baroda, Kareli, Allahabad through its Secretary/Manager Dr. Anil Sharma, S/o Shri Ramesh Sharma, R/o LandMark Consultancy Services, Lendi Baugh Complex, Near Sub-Registrar Office, Kurnool – 518 003 for an amount of Rs. 12,00,000/-. This amount has been fully paid and acknowledged in writing by the First Party.

After the sale, the First Party relinquishes all rights over the plot in any circumstance and transfers all rights fully to the Second Party. The Second Party shall be entitled to use this plot in any manner they desire.

If any defect is found in the property rights of the Seller or if any claim arises from any person depriving the Purchaser or his successors or heirs of the whole or part of the property, the Purchaser and their successors/heirs shall have the right to recover loss and damages from the Seller, including the Seller’s movable and immovable property through a court of law or otherwise.

Any other claims on the property shall be considered illegal and void due to this present sale deed.

The Government value of the land is ₹1196 per sq. mt. The total amount for 540.67 sq. mt. land is ₹6,46,931.32, including stamp duty of ₹[amount]. The purchaser has bought this land to open a school. It is a freehold plot, not belonging to any Waqf, trust, or State land.

The expression Seller and Purchaser hereinbefore used, where repugnant to the context, shall mean and include their respective heirs, successors, legal representatives, and assigns.
