SAMPLE SALE DEED FORM
THIS DEED OF SALE is made on this 2nd day of January, 2025.

Mr. RAMESH KUMAR, son of Late Mr. SURESH KUMAR, resident of 123, Green Park Avenue, Tehsil Shivpuri, District Aligarh, hereinafter referred to as the “Vendor”, which expression shall, unless repugnant to the context or meaning thereof, be deemed to include his heirs, successors, legal representatives, and assigns.
(Hereinafter referred to as the “Vendor”)
IN FAVOUR OF:
Mr. AMIT VERMA, son of Mr. MAHESH VERMA, resident of LandMark Consultancy Services, Lendi Baugh Complex, Near Sub-Registrar Office, Kurnool – 518 003, hereinafter referred to as the “Vendee”, which expression shall, unless repugnant to the context or meaning thereof, be deemed to include his heirs, successors, legal representatives, and assigns.
(Hereinafter referred to as the “Vendee”)
WHEREAS the Vendor is the absolute and sole owner of Flat No. 202 (Second Floor), a portion of House No. 78, constructed on a part of Nazul Site No. 15-A (now freehold), situated in District Aligarh, which was originally purchased from M/s. SKYLINE DEVELOPERS PVT. LTD., having its office at Plot No. 55, Civil Lines, District Aligarh, through its Director Mr. RAVI SHARMA, son of Late Mr. DEVENDRA SHARMA, resident of 9, Lakshmi Nagar, District Meerut, and Mrs. SUNITA SHARMA, wife of Mr. RAVI SHARMA, resident of 9, Lakshmi Nagar, District Meerut, via their Attorney Mr. NITIN GUPTA, son of Late Mr. KAILASH GUPTA, under a Power of Attorney dated 12th May 2020, duly registered at the Office of the Sub-Registrar, District Aligarh, in Book No. 1, Volume No. 987, on pages 122 to 135, Sl. No. 4563, dated 13th May 2020.
The property was further purchased from M/s. SUNRISE REALTY LLP, through its Partner Mr. SANJAY RANA, son of Late Mr. RAJENDRA RANA, resident of 14, Pearl Residency, District Ghaziabad, through a Registered Sale Deed dated 20th August 2020, registered in Bahi No. 12, Zild No. 34, on pages 56 to 70, Sl. No. 7890, in the Office of the Sub-Registrar, District Ghaziabad.
WHEREAS the said property is part of a multi-storeyed residential building comprising G+3 and G+4 floors, constructed over land measuring 250.00 sq. meters + 50.00 sq. meters = 300.00 sq. meters, forming part of Nazul Site No. 15-A (now freehold), situated in District Aligarh.
AND WHEREAS the Vendee has approached the Vendor for the purchase of the aforementioned property, and the Vendor has agreed to sell, and the Vendee has agreed to purchase, Flat No. 202, situated on the Second Floor, having an area of 1,200 sq. feet, for a total sale consideration of ₹50,00,000 (Rupees Fifty Lakhs only), which both parties have agreed is fair and reasonable based on the prevailing market value.
NOW, THIS DEED WITNESSETH AS FOLLOWS:
- The Vendor hereby sells, transfers, conveys, and assigns all his right, title, and interest in Flat No. 202, situated on the Second Floor, a portion of House No. 78, Tehsil Shivpuri, District Aligarh, built on Nazul Site No. 15-A (now freehold), measuring approximately 1,200 sq. feet = 133.33 sq. yards = 111.48 sq. meters, more fully described and bounded at the foot of this deed and shown in the site plan annexed hereto, outlined in RED COLOR, in favour of the Vendee Mr. AMIT VERMA, son of Mr. MAHESH VERMA, resident of LandMark Consultancy Services, Lendi Baugh Complex, Near Sub-Registrar Office, Kurnool – 518 003, for a total consideration of ₹50,00,000 (Rupees Fifty Lakhs only).
- The Vendor acknowledges having received the full sale consideration of ₹50,00,000 from the Vendee, the details of which are as follows:
- ₹30,00,000 via Cheque No. 987654, dated 02/01/2025, drawn on Bank of India, Civil Lines Branch, District Kanpur.
- ₹20,00,000 in cash.
- The Vendor confirms having handed over vacant and peaceful physical possession of the said flat to the Vendee on this date. The Vendee is now the lawful and absolute owner of the said property and is entitled to use all common areas such as terrace, staircase, lift, car parking, and other shared facilities.
- The exclusive parking area marked as A, B, C, D in RED LINE in the annexed map shall be for the sole use of the Vendee without any objection from any party.
- The Vendor affirms that all taxes, dues, and levies up to the date of this deed have been duly paid and that the property is free from all encumbrances, liens, mortgages, and litigation.
- In the event of any defect in title or rightful claim by a third party, the Vendor shall be liable to resolve the same or compensate the Vendee for any loss suffered.
- In the event of the building collapsing due to an act of God or any other unforeseen circumstance, the Vendee shall be entitled to claim his proportionate share in the land.
VALUATION DETAILS:
- Proportionate Area of Land: 111.48 Sq. Mtrs.
- Land Value: 111.48 x ₹15,000 = ₹16,72,200
- Cost of Construction: 120 Sq. Mtrs. x ₹27,000 = ₹32,40,000
- Subtotal: ₹49,12,200
- Add 25% for Common Areas, Parking, Lift, etc.: ₹12,28,050
Total Valuation: ₹61,40,250
IN WITNESS WHEREOF, both parties have signed this Deed of Sale voluntarily and in sound mental and physical health on this 2nd day of January, 2025.
DESCRIPTION OF THE VENDED PROPERTY
Residential Flat No. 202, situated on the Second Floor, part of House No. 78, located in Mohalla Vaishali Nagar, District Aligarh, built on a portion of Nazul Site No. 15-A (now freehold), fully shown and delineated by RED LINES in the attached map.
Boundaries:
- East – House of Mr. VIJAY SINGH
- West – Common staircase and Flat No. 203
- North – Open space leading to 25 ft. wide road
- South – Bungalow of Mr. DEEPAK JAIN
Stamp duty of ₹…… has been paid on the total valuation of ₹61,40,250 as per Notification No. 2756/11 dated 30th June 2008.
