THIS INDENTURE made on the 15th day of June, Two thousand and twenty-five
BETWEEN
Nagar Nigam, Allahabad, a body corporate constituted under the U.P. Act No. 2 of 1959, through its Municipal Commissioner (To execute this indenture Sri Ramesh Kumar, Assistant Tax Superintendent [Nazul], Nagar Nigam, Allahabad has been authorized) (hereinafter called the “Vendor”, which expression shall include its successors also) of the First Party;
AND
Sri Rajesh Verma, S/o Shri Mahesh Verma, R/o LandMark Consultancy Services,
Lendi Baugh Complex,
Near Sub-Registrar Office,
Kurnool – 518 003, (hereinafter called the “Vendee”, which expression shall include his heirs, executors, administrators, and assigns) of the Second Party.
WITNESSETH AS UNDER:
WHEREAS the said Vendor has constructed residential quarters for persons of the Lower Income Group at Newada Housing Scheme, Nasibpur Bakhtiyara, Allahabad on Nazul Land owned by the State of Uttar Pradesh.
AND WHEREAS the Vendor is now the full owner of the said quarters with absolute powers of transfer, sale, and disposal over the same.
AND WHEREAS the aforesaid quarters have been constructed under the Lower Income Group Housing Scheme for sale to persons qualifying under the terms and conditions of the said scheme.
AND WHEREAS Sri Rajesh Verma, S/o Shri Mahesh Verma, the Second Party, being qualified to get two of these quarters, namely Quarters No. 9 and 10, has applied for the sale of these quarters in his favour. Quarters No. 9 and 10 (Municipal No. 453/205 and 454/206) at Newada Housing Scheme, Nasibpur Bakhtiyara, Allahabad, have been allotted to him for sale on Hire Purchase System.
AND WHEREAS the Vendor, the First Party, being satisfied that the aforesaid Second Party fulfils the conditions prescribed for getting two of the aforesaid built-up quarters, has sanctioned the sale of Quarters No. 9 and 10, more specifically described and detailed below, in favour of the Second Party.
AND WHEREAS the Second Party has paid to the Vendor, First Party, the entire sale price of the said quarters amounting to Rs. 12,00,000 (Rupees Twelve Lakh only) in full and final settlement and is already in possession of property No. 9 and 10.
AND WHEREAS the Second Party now desires to have the requisite sale deed executed in his favour.
AND WHEREAS the Second Party has agreed to bear the entire expenses of conveyance and registration of the sale deed by the Vendor, First Party, in his favour and has further agreed to take the lease of the site of the said quarters on the usual terms and conditions of the lease of Nazul Land.
AND WHEREAS the Municipal Commissioner, Allahabad, with powers vested in him under the Nagar Nigam Adhiniyam 1959, has sanctioned the execution of a proper sale deed of the aforesaid Quarters No. 9 and 10 in favour of the Second Party.
NOW THIS INDENTURE WITNESSETH that in consideration of the sum of Rs. 12,00,000 (Rupees Twelve Lakh only) paid to the Vendor by the Vendee, the receipt whereof the said Vendor hereby acknowledges, the said Vendor does hereby transfer, convey, and assign unto the Vendee all the hereditaments of Quarters No. 9 and 10, Newada, Nasibpur Bakhtiyara, Allahabad, constructed on 120 square meters of Nazul Land, bounded on:

- North By: Pakka Road
- South By: Lane
- East By: Quarter No. 11
- West By: Quarter No. 8
Maintained in the Layout Plan of the built-up Quarters under the aforesaid Lower Income Group Housing Scheme of the Nagar Nigam, Allahabad, delineated and shown in colour in the plan herewith attached to this sale deed, to hold the same unto and to the use of the said Vendee.
Total area of construction is 120 square meters, and the value of the said construction is calculated at the rate of Rs. 6,000 per square meter. Since the construction is about 5 years old, after depreciation, the final value of the property comes to Rs. 6,00,000 (Rupees Six Lakh only).
The value of the said land is calculated as per the present prevailing circle rate of the area @ Rs. 5,000 per square meter, amounting to Rs. 6,00,000 (Rupees Six Lakh only).
Thus, the Stamp Duty on the property is being paid on the total value of the property Rs. 12,00,000, which comes to Rs. 1,20,000.
