SALE-DEED OF THE BUNGALOW

         This Sale Deed is made and executed on this 2nd day of June 2025, by:

Sri Naseeruddin Khan, S/o Late Shri Moinuddin Khan, residing at House No. 42/3, G.T.B. Nagar, Kareli, Allahabad – 211016, the absolute owner in possession of the Bungalow situated at the address specified in the Schedule hereunder written (hereinafter referred to as the Vendor),

IN FAVOUR OF:

Dr. Syed Haider Abbas, S/o Shri Syed Raza Abbas, Secretary/Manager of Unity Public School, Imamia Educational Society (Regd.), having his office at LandMark Consultancy Services, Lendi Baugh Complex, Near Sub-Registrar Office, Kurnool – 518003 (hereinafter referred to as the Purchaser).

NOW THIS DEED WITNESSETH AS FOLLOWS:

That the Vendor, being the absolute owner of the Bungalow detailed in the Schedule below, and being in peaceful possession thereof, has agreed to sell and hereby conveys, transfers, and assigns the said property absolutely and forever to the Purchaser for a total sale consideration of Rs. 65,00,000 (Rupees Sixty-Five Lakhs only), the full amount of which the Vendor hereby acknowledges to have received from the Purchaser.

The Vendor does hereby transfer, convey, and assign all his rights, title, interest, and claims in the said Bungalow in favour of the Purchaser, to be held and enjoyed by the Purchaser, his heirs, executors, administrators, and assigns, absolutely and forever, free from any interference, claim, or demand whatsoever from the Vendor or any person claiming under him.

The Vendor further covenants and agrees that he and his heirs, legal representatives, executors, and assigns shall, at the request and cost of the Purchaser, do and execute all such acts, deeds, and assurances as may be reasonably necessary for more perfectly assuring the title of the said property in favour of the Purchaser, his heirs, successors, and assigns.

It is expressly declared that the said Bungalow is free from all encumbrances, charges, liens, claims, mortgages, court attachments, or litigations of any kind whatsoever, and the Vendor assures peaceful and undisputed possession and enjoyment of the property by the Purchaser.

SCHEDULE OF THE PROPERTY

All that piece and parcel of the residential Bungalow bearing Municipal No. 42/3, situated at G.T.B. Nagar, Kareli, Allahabad – 211016, comprising a plot area of 1800 square feet and a constructed area of approximately 2400 square feet, consisting of a ground floor and first floor, having the following accommodation:

  • Drawing Room
  • Dining Area
  • 3 Bedrooms with attached bathrooms
  • Kitchen
  • Study Room
  • Balcony and Terrace
  • Garage and Garden Area

Boundaries of the Property:

  • North: Residential property of Mr. Ramesh Chandra
  • South: 20-feet wide Municipal Road
  • East: Residential house of Mrs. Kavita Sharma
  • West: Open land belonging to the Municipal Corporation

Together with all easementary rights, water connections, electric fittings, doors, windows, and all other rights attached thereto.

IN WITNESS WHEREOF, the parties hereto have signed this Deed on the day, month, and year first above written.
