SALE-DEED WHERE PART OF CONSIDERATION PAID BEFOREEXECUTION AND PART TO BE PAID AFTER REGISTRATION

THIS SALE DEED is executed on this 2nd day of June, 2025, at Kurnool, between:

Sri Rajeev Varma, S/o Late Pratap Varma, R/o H.No. 5-8-12, Malkajgiri, Hyderabad – 500047
(hereinafter referred to as the “Seller”)

AND

Sri Anand Babu, S/o K. Srinivasulu, R/o LandMark Consultancy Services, Lendi Baugh Complex, Near Sub-Registrar Office, Kurnool – 518003
(hereinafter referred to as the “Purchaser”)

THIS DEED WITNESSETH AS FOLLOWS:

That the Seller is the absolute owner and in possession of Plot No. 27, situated at Ashok Nagar Extension, Kurnool, and both the parties have mutually agreed to the sale of the said plot for a total consideration of Rs. 12,00,000/- (Rupees Twelve Lakhs only).

That in part performance of the said agreement, the Purchaser has paid an amount of Rs. 8,00,000/- (Rupees Eight Lakhs only) to the Seller before the execution of this deed, the receipt of which the Seller hereby acknowledges.

That the balance consideration amount of Rs. 4,00,000/- (Rupees Four Lakhs only) shall be paid by the Purchaser to the Seller within three (3) months from the date of registration of this Sale Deed.

That in consideration of the amounts so received and promised, the Seller, being the absolute owner in possession of the said plot, does hereby transfer and convey by way of sale unto the said Purchaser, Plot No. 27, more particularly described in the Schedule hereto, together with all rights, easements, and appurtenances whatsoever, to hold the same unto the Purchaser, his heirs, successors, legal representatives, and assigns, absolutely and forever.

That the Seller covenants with the Purchaser that the said property is free from all encumbrances, claims, liens, or charges, and the Seller has full right, title, and authority to sell and convey the same.

That the Purchaser hereby agrees and undertakes to pay the remaining amount of Rs. 4,00,000/- (Rupees Four Lakhs only) within the stipulated time period of three (3) months from the date of registration of this Deed, failing which the Seller shall have the right to take appropriate legal action for recovery of the same.

SCHEDULE OF PROPERTY

Plot No. 27, situated at Ashok Nagar Extension, Kurnool – 518003, admeasuring 180 square yards, bounded as under:

  • East – 30 ft. Municipal Road
  • West – Plot No. 28 (Sri Basha Yadav)
  • North – Plot No. 24 (Vacant Land)
  • South – Open Land belonging to Municipal Corporation

IN WITNESS WHEREOF, the parties hereto have signed this Deed on the day, month, and year first above written.
