THIS SALE DEED is made and executed by Sri Naseeruddin Khan, S/o Late Shri Moinuddin Khan, R/o House No. 42/3, G.T.B. Nagar, Kareli, Allahabad – 211016 (hereinafter referred to as the Vendor)
IN FAVOUR OF
UNITY PUBLIC SCHOOL, through Dr. Syed Haider Abbas, S/o Shri Syed Raza Abbas, Secretary/Manager, Imamia Educational Society (Regd.), A-Block, G.T.B. Nagar, near Bank of Baroda, Kareli, Allahabad – 211016, office at LandMark Consultancy Services, Lendi Baugh Complex, Near Sub-Registrar Office, Kurnool – 518003 (hereinafter referred to as the Purchaser).
WHEREAS
The Vendor is the sole and absolute owner in possession of the immovable property more fully described in the Schedule below.
AND WHEREAS the Vendor has agreed to sell the said property to the Purchaser for a total consideration of Rs. 64,56,000/- (Rupees Sixty-Four Lakhs Fifty-Six Thousand Only), out of which an amount of Rs. 10,00,000/- (Rupees Ten Lakhs Only) has been paid as earnest money on the date of execution of this deed (the receipt of which is hereby acknowledged by the Vendor).
AND WHEREAS the balance amount of Rs. 54,56,000/- (Rupees Fifty-Four Lakhs Fifty-Six Thousand Only) shall be paid by the Purchaser to the Vendor in four equal quarterly installments, as set out below.
NOW THIS DEED WITNESSETH AS UNDER:
That in pursuance of the aforesaid agreement and in consideration of the total sale price of Rs. 64,56,000/-, the Vendor hereby sells, conveys, and transfers unto the Purchaser all rights, title, and interest in the property described in the Schedule below.
THE PURCHASER AGREES AND DECLARES AS FOLLOWS:
- That the Purchaser shall pay the balance sale consideration of Rs. 54,56,000/- in four equal quarterly installments of Rs. 13,64,000/- each as per the schedule given below:
- 1st Installment on or before 01.09.2025
- 2nd Installment on or before 01.12.2025
- 3rd Installment on or before 01.03.2026
- 4th Installment on or before 01.06.2026
Time being the essence of the contract.
- That in the event of default in the payment of any of the above installments, the entire unpaid balance shall become due and payable immediately. In such a case, the Purchaser shall also be liable to pay interest @ 12% per annum on the defaulted amount from the date of default till its realization.

All that piece and parcel of land comprised in:

- Area: 540.67 Sq. Mtrs.
- Location: G.T.B. Nagar, Kareli, Allahabad – 211016
- Boundaries:
- North: Unity Public School
- South: Other Land
- East: Road
- West: Road
- Measurements:
- North (E-W): 60 Ft.
- South (E-W): 60 Ft.
- East (N-S): 97 Ft.
- West (N-S): 97 Ft.
The property is being transferred with all rights, privileges, easements, and appurtenances attached thereto, and the Purchaser shall hereafter enjoy peaceful possession of the said property without any let, hindrance, or claim from the Vendor or any other person claiming through him.
IN WITNESS WHEREOF, the Vendor and Purchaser have signed this deed on this 2nd day of June 2025 at Kurnool.
