SALE DEED FORM

THIS DEED OF SALE is made on this 3rd day of June, 2025

Between:

Mr. Naseeruddin Khan, S/o Late Shri Moinuddin Khan, R/o House No. 42/3, G.T.B. Nagar, Kareli, Pargana & Tehsil Sadar, Distt. Allahabad – 211016 (hereinafter called the ‘FIRST PARTY / VENDOR’), which term shall mean and include his heirs, successors, legal representatives, and assignees.

AND

Smt. Shaista Parveen, W/o Shri Syed Haider Abbas, R/o A-Block, Unity Public School Campus, G.T.B. Nagar, Kareli, Pargana & Tehsil Sadar, Distt. Allahabad – 211016 (hereinafter called the ‘SECOND PARTY / VENDEE’), which term shall mean and include her heirs, successors, legal representatives, and assignees.

WHEREAS:

  • The First Party/Vendor is the sole and absolute owner of E.W.S. House No. 1068, Housing Scheme, Distt. Allahabad, area 540.67 Sq. Mtrs, which he purchased through a registered sale deed from Late Shri Moinuddin Khan, S/o Shri Abdul Ghaffar Khan, R/o Kareli, Distt. Allahabad.
  • The said deed was registered in Bahi No. 1, Zild No. 1876, Pages 110 to 115, Sl. No. 560, dated 10th January 1987 in the Office of the Sub-Registrar, Allahabad.
  • The Vendor is in need of money for personal reasons and has agreed to sell the property.
  • The Second Party/Vendee offered to purchase the above property for a sale consideration of ₹65,00,000/- (Rupees Sixty-Five Lakhs only), which was found to be reasonable.

NOW THIS DEED WITNESSETH:

That in lieu of the sale consideration of ₹65,00,000/- (Rupees Sixty-Five Lakhs only) paid by the Second Party/Vendee to the First Party/Vendor, the Vendor hereby sells, transfers, and alienates all his rights, title, and interest in E.W.S. House No. 1068, Housing Scheme, Distt. Allahabad, area 540.67 Sq. Mtrs to the Second Party/Vendee.

  • The Second Party has paid the entire sale consideration in cash, on different dates, prior to the execution of this deed.
  • The Vendor acknowledges receipt of full payment, and nothing remains due.
  • The Vendee becomes the absolute owner, entitled to use and enjoy the property without any interference.
  • The Vendor ceases all rights to the said property from this date onward.
  • The property is free from encumbrances.
  • If any defect in title is discovered later, the Vendor is liable to rectify or compensate.
  • The Vendee may sell the property in future at her discretion.
  • All taxes and dues up to the date of sale have been cleared by the Vendor.

The property is situated on a road less than 30 ft wide.

  • Land rate: ₹1196 per Sq. Mtr.
  • Cost of land: 540.67 Sq. Mtrs × ₹1196 = ₹6,46,320/-
  • Cost of built-up area: 300 Sq. Mtrs × ₹8000 = ₹24,00,000/-
  • Total Cost of House: ₹30,46,320/-

However, actual consideration paid and agreed is: ₹65,00,000/-
Stamp duty paid: ₹4,55,000/- as per U.P. Govt. Notification No. 2756/11 dated 30th June 2008.
