SALE OF PROPERTY TO VARIOUS PURCHASER IN DIFFERENT PROTIONS

THIS DEED of Sale made at Allahabad this 3rd day of June, 2025 between Mr. Naseeruddin Khan, son of Late Shri Moinuddin Khan, resident of House No. 42/3, G.T.B. Nagar, Kareli, Allahabad – 211016 (hereinafter called the Vendor) of the ONE PART, and:

  1. Mr. Arif Hussain, son of Mr. Saeed Hussain, resident of B-57, G.T.B. Nagar, Kareli, Allahabad – 211016
  2. Mr. Faisal Ahmad, son of Mr. Nafees Ahmad, resident of B-12, G.T.B. Nagar, Kareli, Allahabad – 211016
  3. Mr. Imran Raza, son of Mr. Zahid Raza, resident of C-21, G.T.B. Nagar, Kareli, Allahabad – 211016

(hereinafter collectively referred to as the Purchasers) of the OTHER PART.

WHEREAS:

  • The Vendor is the sole and absolute owner of the property more particularly described in Schedule I hereto.
  • The Vendor has agreed to sell to the Purchasers the said property in different portions, mentioned against the names of the respective Purchasers in Column No. 2 of Schedule II, for the consideration amounts shown in Column No. 3 of Schedule II.

NOW THIS DEED WITNESSETH AS FOLLOWS:

In pursuance of the said agreement and in consideration of the total sum of ₹65,00,000 (Rupees Sixty-Five Lakhs only) paid by the Purchasers in the proportion mentioned in Schedule II (the receipt whereof the Vendor hereby acknowledges), the Vendor hereby grants, conveys, transfers, and sells to the Purchasers all that property described in Schedule I hereto, with all lands, buildings, appurtenances, rights, and privileges thereto.

The said property shall be held by the respective Purchasers in separate and distinct portions as mentioned in Schedule II, and the said portions are marked in separate colours on the site plan annexed hereto.

AND THE VENDOR HEREBY COVENANTS:

That he, his heirs, legal representatives, or assigns shall at any time hereafter, at the request and cost of the Purchasers, do and execute all acts, deeds, and assurances necessary to effectually transfer and assure the respective portions of the property to the Purchasers.

SCHEDULE I – DESCRIPTION OF THE PROPERTY

All that freehold open land bearing Plot Nos. 1068 and 1068-A, situated at G.T.B. Nagar, Kareli, Allahabad – 211016, measuring 540.67 Sq. Mtrs., bounded as follows:

  • North: Unity Public School
  • South: Other Land
  • East: Road
  • West: Road

Measurements:

  • North side: 60 Ft.
  • South side: 60 Ft.
  • East side: 97 Ft.
  • West side: 97 Ft.

Govt. Rate: ₹1196 per Sq. Mtr.
